Miami properties around Brickell, Downtown, Coconut Grove, Little Havana, and the Miami River include a dense mix of early bungalows, mid-century ranches, duplexes, high-rise condos, restaurants, and new infill. For cast iron & repiping, that building mix changes access, ownership boundaries, pipe routes, shutdowns, and the evidence needed before a lasting recommendation.
Many pre-1975 Miami-Dade homes and older condo buildings contain cast-iron drainage near or beyond typical service life. Humidity, coastal exposure, internal scaling, and under-slab routing complicate the work. The phrase “repipe” must distinguish drain replacement from potable-water repiping because the materials, tests, and access are different.

What evidence should decide cleaning, spot repair, replacement, rerouting, or lining in Miami?

A slab scope should show the proposed opening, trench and pipe route, protection, debris handling, backfill, inspection hold points and concrete repair responsibility. Hidden-condition procedures should explain who approves a boundary change if the exposed route, branches, support or host wall differs from the recorded evidence.
What makes a Miami cast-iron replacement or rehabilitation closeout verifiable?
A verifiable closeout identifies what was removed, retained, repaired, rerouted, lined or abandoned; the approved pipe, fittings and transitions used; and the slope, support, cleanout, branch and test results for the completed route. It also records inspections and camera evidence required by the method while assigning concrete and finish restoration separately before openings are concealed.
Approved material depends on the actual above-ground, below-ground, building-drain or building-sewer application and project documents. Florida’s drainage tables reference standards including ASTM A888 for hubless cast-iron soil pipe and ASTM D2665 for PVC DWV, while transitions must use an approved fitting or coupling suited to the materials and location. A standard name alone does not approve an assembly. The installation record should identify diameter and sizing basis, uniform alignment and required grade, hangers or below-ground support, branch and vent reconnections, cleanout access, bedding or trench backfill, slab penetrations, firestopping and any retained existing segment. When an entire sanitary system is replaced but under-slab drainage or the building sewer remains, current Florida provisions call for internal examination of those retained sections for slope, breakage, obstruction and sizing. Closeout should include the applicable sanitary test, representative fixture or flow check, inspection acceptance and a post-work camera record when the rehabilitation method, permit or decision requires one. For lining, preserve pre- and post-installation recordings, branch reinstatement and fitting evidence, installation and cure records, test results and exceptions. For replacement, document exposed joints and transitions before concealment and identify any abandoned route. Concrete, tile, flooring, drywall, cabinets, paint, landscaping, extraction, remediation and other restoration should each have a named responsible scope.
